The Friedman Mechanical Design-Build Difference
Most commercial HVAC projects follow the same model: an engineer designs the system, a contractor bids it out, and a mechanical sub installs it. Three parties, three contracts, three definitions of success. When something needs to be resolved, the first conversation is about who is responsible rather than how to fix it.
Friedman Mechanical works differently. Our design-build approach puts engineering, procurement, installation, and commissioning under a single contract and a single in-house team. There is no gap between the design intent and the installation quality. There is no dispute between the engineer and the contractor when a field condition needs to be worked out. One team is responsible for the outcome from the first meeting to the final sign-off — and that team is accountable to you at every step.
The result is faster project delivery, lower total cost, and a system that performs the way it was designed to perform from day one.
Advantages of Friedman Mechanical’s Design-Build Approach
Single Point of Accountability One contract, one team, one party responsible for the quality of every phase. No gaps between engineering intent and installation execution. No disputes between trades when a field condition needs to be resolved.
Lower Total Project Cost Design-build projects consistently deliver lower total cost than comparable plan-and-spec projects. Value engineering happens during design rather than through after-the-fact change orders. Procurement efficiency and reduced coordination overhead lower overall project spend.
Customized for Your Facility Every design-build project starts from your facility's specific requirements, not a standard template. Equipment selection, system architecture, controls design, and installation sequencing are all tailored to your building, your operation, and your budget.
Faster Project Delivery Design and preconstruction activities happen concurrently with procurement and site preparation rather than sequentially. Projects get to installation faster without the iterative bidding cycles that extend traditional plan-and-spec timelines.
Better Long-Term Performance When the team that designed a system also installs it and services it afterward, the result is a system that performs the way it was intended. There are no interpretation gaps between the drawings and the installation, and no questions about system intent when a technician shows up for a service call three years later.

Every plan is priced based on the specific equipment inventory in your facility, the required visit frequency, and the scope of services at each visit. We assess your facility first and build the plan around what your equipment actually needs, not a fixed-price package that may over or under-serve your systems.
-
Yes. BIM and CAD modeling are available for projects where coordination with other trades or detailed spatial planning is required.
-
Yes. Friedman Mechanical's engineering team has experience with LEED documentation requirements and can design systems to support certification targets.
-
We work both as a prime mechanical contractor coordinating with a general contractor and direct-to-owner depending on the project structure. Many clients prefer direct-to-owner engagement for design-build projects because it simplifies the contract structure and communication chain.
-
We provide a complete as-built documentation package and offer preventive maintenance agreements for all systems we install. Clients who enroll in a maintenance plan at project completion have the advantage of a service team that already knows their system completely.
